10 questions to ask your sales agent
Treat your agent selection process like interviewing for an employee
Many vendors simply ask an agent’s commission; but a highly experienced and capable agent may add far greater value by achieving the best result. On the other hand the cheapest agent may prove costly. Consider the following questions:
- How many properties have you sold in this area in the last year?
- How many of these properties have been similar to mine?
- What is your auction clearance rate?
- What is your list to sell ratio? (This means how many of the properties that you have listed have you actually sold)
- What is your average days on market?
- Can you email me testimonials from buyers as well as sellers in my area?
- What is your average sale price?
- How long have you been working in real estate?
- Have you broken a suburb record in my suburb?
- Give me a brief description of some of the highlights of my suburb?
